Tahoe Truckee Rentals & Maintenance is a full service property management company, managing privately owned homes and condominiums in the Truckee, Tahoe Donner and Donner Lake area. Tahoe Truckee Rentals & Maintenance was founded in 2007. We are proud to be one of the few property management companies in Truckee to employee a friendly, hardworking team that is dedicated exclusively to property management.  Our experienced staff has been active in property management in the Truckee Tahoe area for over 25 years. We offer a large selection of Truckee lodging, including vacation rentals, seasonal rentals, long term rentals as well as second home management throughout the entire Truckee community.  We pride ourselves in many satisfied repeat customers, both owners and renters.  We provide all the services you would expect of a full service management company with an expertly trained staff to provide prompt and the quality service that is expected by our clients.

Cleaning

Cleaning is a critical factor in home management guest relations. Our housekeeping department is staffed with quality, trained individuals. All housekeepers are fully insured and bonded. They are dedicated to providing the best service possible.

 

We devote a great deal of time reviewing and improving our quality assurance program for our homeowners and guests. By accepting only the highest standard, we attempt to ensure a thoroughly clean home for our homeowners and guests. We firmly believe that our cleaning program insures our high return guest ratio, as well as overall satisfaction from our longstanding homeowners.

 

Maintenance

We are able to provide 24 hour service to the homeowner and guest. We have extensive experience in the repair and upkeep of homes and condominiums in our special climate. We can handle all types of maintenance issues for homeowners and guests.

Our reservationists and agents are able to handle every aspect of resort property rentals and management. Every inquiry concerning rentals is quickly answered, efficiently and professionally. Utilizing our state of the art computer reservation system, we are able to respond to each call concerning availability of our units in only seconds. We are one of the few local property management firms which have an interactive website which allows potential guests to reserve a property day or night with a credit card online.

The question asked most often by any prospective homeowners is, "How much can I expect as a return from the rental of my property?" There are many variables to consider when estimating your annual return. The answer, in most cases, may depend as much on you and your home, as well as the market. The booming real estate market in the Truckee/ Tahoe Donner area in the last several years has created a very competitive rental market.

 

We will make every effort to price your home competitively and lease your home as often as we can. With over 80% of our business repeat business, guests often book their vacations around the availability of a specific home. After the question of expected returns has been addressed, we have found the next few questions to be the next asked. Each point is important in pricing and your ultimate return.

 

Size & sleep number: The size and sleep number of your home does matter. Homes that sleep 6—12 are our most frequently requested homes, especially during peak season. However, comfort and quality also matter. Renters are no longer satisfied with a series of mattresses on the floor and prefer beds, futons and pull-outs.

Age & quality of home & furnishings: The quality and versatility of your furnishings can help determine how comfortably your home is rented and invites return guests. Renters that are paying top dollar for their stay, expect surroundings and accommodations that are comfortable and tasteful. Does your home have the amenities that will entertain guests and invite return visits? Spas and hot tubs are the amenities most often requested. Pool table and game rooms are also very popular.

Location: The location and orientation of your home may also be a factor. Is your home easy to find? Is it sunny and bright? Does the snow melt from the walks and driveway quickly?

Owner use: Every homeowner enjoys the use of their home. However, the more often your home is available, the more often it can be rented.

Damages: As a vacation rental, some damage and normal wear and tear will occur. Normal wear and tear is defined as broken wine glasses, missing silverware, etc. Annually, we suggest replacement of these items as well as linens. We recommend that the carpets be cleaned twice a year.  Damages to furnishings, carpets, walls & doors are not normal wear and tear and the renter would be charged accordingly.

We offer a variety of programs from which the homeowner may choose:

 

Short term vacation rentals ~ A program that allows us to rent your home on a vacation basis ~ minimum of two nights 

 

Long term leases ~ This program allows us to secure a tenant for you on a month-to-month basis, six month or yearly basis 

 

Summer leases  ~ This program allows us to lease your home on a two to four month basis during the summer months 

 

Ski leases ~ This is our most popular program. Your home will be leased for a four to five month period during the ski season 

 

Maintenance ~ This program is for homeowners who do not wish to rent their homes but need someone to oversee the openings and closing, winterization and cleaning after themselves or guests

                Our objective in managing real property is to maximize the income a property yields,

                while minimizing the homeowners' involvement.

 

Long Term Rental Program
This program is for homeowners who would like to generate some income from their property and do not have plan to use their home for extended period of time.  These properties are typically unfurnished homes offering a minimum of a six (6) month to a one (1) year lease period.  Tenants are responsible for utility usage during their stay, such as electric, water, propane, natural gas, snow removal, firewood, hot tub services, etc, if applicable.  Owners will be required to relinquish the property owner amenity passes during the lease period.  Tenants are usually year round residents who live and work in the area. 

 

Responsibilities of managing agent:

 

  • Full service management of unit
  • Research market rent and assist owner in determining rental pricing
  • Advertise availability of rental properties
  • Show rental space to prospective tenants
  • Screen prospective tenants (including background and credit)
  • Negotiate lease agreements between owner and tenant
  • Collect a security deposit for property
  • Collect and disburse rental income
  • Disburse operating expenses and authorized liabilities
  • Provide owner and tenants with 24 hour emergency service, 7 days a week.
  • Monitor property by conducting drive-by and/or annual inspections as determined by the property's needs
  • Advise owners of present and potential maintenance problems when discovered
  • Contract for any normal maintenance and repairs.  All work to be performed in a professional and cost effective manner.
  • Contract and give direction to independent contractors or service personnel as required
  • Deliver legal and non-legal notices
  • Assist in employing legal counsel and in the filing of unlawful detainer evictions
  • Inspect interior, clean and ready properties between occupancies
  • Prepare and provide owners with monthly operating statements reflecting all credits and expenditures, as well as an annual recap

 Extra owner expenses:

  • Advertising property
  • Delivering  legal and non-legal notices, if requested by owner
  • Employing legal counsel and filing of unlawful detainer evictions
  • Any service ordered by owner such, but not limited to, opens, cleaning, snow removal, maintenance, etc.

Rent proceeds are distributed on the 10th of each month.  A statement of account reflecting income and expense accompanies rental proceeds.

 

Seasonal Lease Rental Program

Seasonal leases are offered for a minimum of two (2) months up to five (5) months to groups and individuals.  All rents, security deposit, basic phone/ basic cable and internet (if provided) charges are collected in advance of occupancy.  Tenants are also responsible for all other utility usage during their stay, such as electric, water, propane, natural gas, snow removal, firewood, hot tub services, etc. Owners will be required to relinquish the 2 transferrable amenity passes during the rental period.

Short Term Rental Program

This program is for homeowners that would like to generate some income from their property and use the home as well.  These properties are typically furnished homes offering at a two (2) night minimum up to a thirty (30) night maximum.  Owners are responsible for payment of all utility usage during their stay, such as electric, water, propane, natural gas, snow removal, firewood, hot tub services, etc, if applicable.  Owners will be required to relinquish the 2 transferrable amenity passes during the rental period.  Tenants usually come from out of the area and tend rent several times in the area every year.  Our goal with this program is to insure a comfortable stay for our guests and earn their repeat business.

 

Responsibilities of managing agent:

 

  • Full service management of unit 
  • Research market rent and assist owner in determining rental pricing
  • Advertise availability of rental properties
  • Provide owner with written notification of reservations and cancellations
  • Negotiate nightly, weekend and weekly reservations with vacation guests
  • Collect and disburse rental income
  • Disburse operating expenses and authorized liabilities
  • Provide owner and tenants with 24 hour emergency service, 7 days a week.
  • Monitor property by conducting drive-by and interior inspections as determined by the property's needs
  • Advise owners of present and potential maintenance problems when discovered
  • Contract for any normal maintenance and repairs
  • Contract and give direction to independent contractors or service personnel as required
  • Inspect interior, clean and ready properties prior to TTRM occupancies
  • Prepare and provide owners with monthly operating statements reflecting all credits and expenditures, as well as an annual recap
